Radon and the Home Buyer

Make sure that the radon test is performed in the lowest level of the home suitable for occupancy. In other words, the lowest level of the home to be used as a living space that is finished or doesn't require renovation prior to use.


If you decide to later finish or renovate the lower level in the future, the EPA recommends that radon be tested both before and after the renovation. This is because it is generally less expensive to install a radon-reduction system before (or during) renovation than afterwards.

You may decide to accept an earlier test result from the seller. If so, you should evaluate the following:


Who performed the previous test: the homeowner, a radon professional, or some other person.


Where in the home the previous test was conducted, especially if you plan to live in a lower level of the home.


If you decide that a new test is needed, discuss it with the seller as soon as possible.
